The ACC (Architectural Control Committee) is assigned the responsibility to approve or disapprove plans for any house, outbuilding, carport, fence, addition, improvement or other structure proposed or existing on any lot as well as any improvement (boat docks & retaining walls) requiring the approval of the TRWD (Tarrant Regional Water District).
Prior to beginning any project, the resident is required to submit construction plans, plot plans, blueprints, specifications and other such documents to the ACC. If the ACC feels it has adequate information to declare a decision, it will notify the resident of its approval/disapproval within 30 days. Response times are generally within days for smaller, more straightforward projects. It is the ACC's intent that this process be transparent and sufficiently detailed to render a decision, but not burdensome on the resident.
NOTE: For TRWD projects (seawalls & boat docks), its suggested to submit the approved plans and permit that comes from TRWD as the ACC would be the secondary approval body.
Prior to any project, you will need to refer to the CCRs (Convenants, Conditions, and Restrictions) to ensure you follow the proper guidelines and regulations. In addition, if you are planning a new boat dock or sea wall, you will also need to refer to the TRWD website.
1) Send in application request (ensure you follow directions on this page and in CCRs to avoid request for more detail)
2) ACC will render a decision upon reviewing the application material (or upon receipt of any requested clarification or details).
3) If you are unsatisfied with the ACC decision, then you may appeal to the board. Contact the board immediately and an appeal will be set up within 30 days. Decisions by the board are final.
